A missing or unresponsive buyer can create serious uncertainty as settlement approaches. While a real estate agent cannot force a client to perform, the agent can maintain communication, document each attempt, and help the other parties understand what is happening.

Real estate settlement problems require calm, consistent action. An agent’s role is to advocate for the client while staying within the boundaries of the contract, the law, and the facts available.

Learning that a potential real estate client has a criminal record can raise legitimate questions about safety and professional risk. It should not lead to an automatic refusal of representation.

Effective real estate client screening uses objective standards, established brokerage policies, and current fair housing guidance. The goal is to manage risk without relying on assumptions about a person’s history.

A real estate contract is more than a purchase price and settlement date. It is a binding framework that assigns obligations, deadlines, remedies, and risk to both parties.

One buyer once objected to a provision after the contract had been ratified. The language could not simply be removed without further agreement. After considering the issue, the buyer accepted that the broader purpose of the transaction mattered more than one disliked clause.

The lesson is not that contract details are unimportant. The lesson is that every provision should be evaluated within the structure of the entire agreement.
