For Montgomery County homeowners, one of the most common questions in 2025 is simple: “Has my home gone up or down in value this year?”

The answer depends on where in the county you live. Real estate is hyper-local…so local that two neighborhoods in the same city can trend in opposite directions. That’s why we analyzed January through July 2025 sales across Montgomery County cities. To keep the data meaningful, we only included communities with at least 100 homes sold year-to-date.
